2. Premises

3. Term

The DHCR Rent Stabilization Rider (required by 9 NYCRR §2522.5) and the Preferential-Rent Rider executed Oct 2022 are incorporated by reference and attached. The preferential rider survives this and all subsequent renewals for the life of the tenancy.

6. Standard Clauses (abbreviated)

6.1 Security deposit. One month ($1,620.00), held in escrow per HSTPA; no increase required at renewal.

6.2 Use & occupancy. Premises used as a private residence by the Tenant of record only.

6.3 Late fees. Capped at $50 or 5% of monthly rent, whichever is less, after a 5-day grace period (HSTPA).

6.4 Repairs & services. Owner maintains all required services; warranty of habitability applies and cannot be waived.

6.5 Governing law. Rent Stabilization Law & Code; HSTPA 2019. In any conflict, the more tenant-protective provision controls.
